By agreeing to these terms, you may opt in to receive text messages from Rental Network Software for updates, promotions, and notifications. Please note that message and data rates may apply. Here's what you need to know:
Frequency: You'll receive occasional text messages from us.

Fees
A non-refundable administration fee of $75.00 will be added to each reservation. A fee of $35.00 will be charged for all returned checks. Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change units for any reason.
Deposits & Payments
For reservations made before May 1st, a deposit, equal to 50% of the reservation plus the administration fee, is due and payable to Rental Network Software at the time of booking your reservation. A credit card is required for the deposit.
Final payment is due on May 1st along the with security deposit. For reservations made on or after May 1st, the entire amount including the administration fee and security deposit is due in full.
A 24-hour courtesy hold is available without obligation. However, once you have provided your credit card information and are given a confirmation number, your reservation is guaranteed and subject to all cancellation fees.
Security Deposit & Damage
Renter agrees to pay a security deposit of $350, which shall be in the form of a VISA or MASTERCARD authorization. Release of the deposit shall be subject to inspection of the rental property and will be returned within thirty days of departure provided there is no damage or additional charges. Renter hereby authorizes Company Name to charge the credit card for the cost of repairs, replacement, services, telephone charges, or extra cleaning for all damage, breakage, and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture, or carpeting, Renter shall be responsible for damage costs exceeding the security deposit, including collection costs and attorney’s fees. Documentation detailing damages and charges will be provided to the guest.
Cancellations & Refunds
A refund minus a service fee of 25% of the total rent rate can be made if and only if the property is re-rented.
If the property is not re-rented:
All notices of cancellation must be in writing (no email).
Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Company Name liable. In such an instance, the guest will be relocated to comparable accommodations determined by the rental agency. If comparable accommodations are not available, the guest will receive a full refund.
Company Name is not responsible for events beyond our control, e.g. inclement weather, or maintenance issues. Optional travel insurance may be purchased at the time of making the initial reservation payment. Travel insurance guarantees that in the event of a medical emergency or weather hindrances, you will receive a full refund, less the administration fee. Please ask a reservation specialist for additional information on travel insurance.
Check-In / Checkout
Upon receipt of your payment, your Reservation Confirmation will be mailed to you. Enclosed will be the office address with directions. Renter must sign for keys in person.
Check-In is between 3:00 PM and 5:00 pm.
Keys cannot be left for renters who do not arrive by the close of business.
Check-Out is 10:00 AM. No exceptions!
Renter and Renter’s entire party must vacate the property and return the keys to the office no later than 10:00 am. Failure to check out on time could result in a $50 late fee. For lost keys, $25 will be charged. All homes and condos are cleaned and inspected upon your departure and the cost is included in your rental fee.
Home & Condo Equipment
All homes and condos are privately owned and equipped for basic vacation needs. Bed linens are not provided, except for renters at the Ocean Edge complex in Brewster, which have bed linens available for the number of guests indicated on the lease. Towles are not provided for any rental property. Kitchen utensils and a starter supply of soap and paper products are made available for all rentals. You will need to bring or purchase additional supplies.
Telephones are provided. Local calls are free. Use a calling card or dial collect to place long-distance calls.
Maintenance problems in the home or condo will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment, which includes TVs, VCRs, DVDs, air condition units, hot water heaters, stoves, refrigerators, door locks, etc.
Maximum Occupancy
Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the homes and condos before making your reservation. This policy is strictly enforced.
Gatherings
Our properties are located in residential areas and are rented for personal vacation use only. Parties and other large gatherings are not allowed. Violators risk forfeiture of their deposit, rental fees, and eviction.
No Smoking
All homes and condos are Non-Smoking! No exceptions - $300 fine.
Pet Policy
No pets allowed - $300 fine.
Cleaning
Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises thoroughly clean and in good condition upon departure. Long-term rental requires a weekly cleaning service that is covered in the rental price.
Additional Provisions
The agent may enter the premises at any time in the event of an emergency but will use its best efforts to give 24-hour notice for normal maintenance or sales inspections.
Disclaimer
The Renter agrees that Company Name shall not be liable to Renter, Renter’s guests, invitees, or any other person for any injury, loss, or damage to any person or property on or about the rental premises. Renter shall hold Company Name harmless and indemnified from and against all loss or damage occasioned by the use, misuse, or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees. The Renter acknowledges that Company Name acting solely in the capacity of Agent for the property owner assumes no liability thereunder.
